A small portfolio of century-old walk-ups on Chicago’s North Side — restored with care, held for the long run, and built to outlast us.

We don’t flip buildings. We look after them.

Heraldic owns three- and four-flat walk-ups — a few with a coach house out back — in the neighborhoods we love most: Lakeview, North Center, Roscoe Village, Southport, a few blocks from Wrigley. Most were built between 1900 and 1930, when Chicago laid down brick by the millions.

A century later, too many are being gutted and erased. We do the opposite. We buy them, restore them honestly, and keep them — good homes for the people who live in them, on the blocks we care about.

Preserve the fabric

The two- and three-flat is Chicago’s signature home — and it’s vanishing fastest in the very neighborhoods we invest in. We keep them standing, and full.

Tenant first

Better layouts, insulated windows, efficient mechanicals, clean water, in-unit laundry. The upgrades you make for buildings you intend to keep, not sell.

Hold for generations

This isn’t a trade. It’s a patient, cash-generating business meant to be handed down — not cashed out.

The story behind the name

Every family worth its salt has a crest.

The name Heraldic is quietly built from the names of my two children, Charlie and Reid. The ladybug is hers; the kart, his. This was never only about buildings — it’s about leaving something behind that’s worth their name.
